See if we’re a fit

Five questions, about a minute. If it’s a fit, you pick a call time on the next screen.

Step 1 of 5

Which sounds most like you?

What do you want more of?

What could you put into ads each month?

Do you buy leads from the portals now?

How fast does a new lead hear from you?

Brillion Studio · Greater Houston

Somebody on every street is about to sell.

[ The real problem ]

A shared lead isn’t the goal. A client of your own is.

Most agent marketing is rented. You pay a portal for leads it also sells to other agents, then pay again at closing.

    01

    Leads sold to several agents

Pay-per-lead sites often sell the same buyer to several agents, and the fastest one wins.

  2. 02

A third of the check, gone

Portal leads that close can carry a referral fee of 35% or more, taken from your side of the commission.

  3. A bright staged living room with arched windows

Open houses that end at the sign-in sheet

Twenty names on a clipboard, and nobody follows up after Monday.

  4. 04

    The Sunday-night inquiry

Buyers browse at night and message whoever answers first. By Monday they have an agent.

[ The shift ]

You don’t need more portal leads. You need a pipeline you own.

A seller who found you through your own page costs no referral fee. We aim everything at people planning to buy or sell, answer every inquiry in minutes, and measure the result in appointments and closings, not clicks.

A campaign we’re running right now.

Not a local service business: an e-commerce brand on TikTok, 1 to 25 September 2026. It’s here because the same team builds your campaigns, and this is what the work looks like when it’s working.

[ Where we aim ]

One campaign for each kind of client.

Each campaign gets its own ad, its own page and its own follow-up, so a seller who clicked about home values lands on a page about home values.

[ How it works ]

From your market to a signed listing.

  1. 01

    We map your market

The neighborhoods you know, the agents advertising there and what they spend. If an agent we already work with covers the same area, we tell you on the first call.

  2. 02

We build one page per campaign

An ad set and a landing page for each campaign, with your broker’s name and the TREC notices on every page, reviewed before anything runs.

  3. 03

Every lead hears back in minutes

Instant text replies, a booking link and a reminder the day before, so more inquiries turn into appointments.

  4. 04

You watch it in a live console

Spend, leads, appointments and closings, by day. It’s the same console our other clients use.

[ The console ]

Know what an appointment costs.

Not clicks, not impressions. What you spent, who asked, who you reached and who booked a meeting, updated daily.

[ Fair housing ]

Housing ads play by their own rules.

Meta and Google treat real estate ads as a special category, and Texas adds rules of its own. We build every campaign and page inside them from the start.

See if we’re a fit →

Straight terms.

Things agents ask first.

What does it cost?

Two parts. Your ad budget, which you pay straight to Google and Meta, and our flat management fee, which we quote on the first call. There’s no referral fee when a lead closes.

Can you target my farm by zip code?

Not in housing ads. Meta and Google don’t allow zip code, age or gender targeting for real estate, and Meta sets a 15-mile minimum radius. We target by radius and by what people are searching for, and let the pages do the neighborhood work.

Does my broker need to see the ads?

Your broker supervises your advertising, and TREC requires their name on it. We put it on every ad and page, and can send drafts to your broker before anything runs.

Should I stop buying portal leads?

Not overnight. Keep what’s working while your own pipeline builds, then decide with the console’s numbers in front of you.

Do I have to change my CRM?

Usually not. Most agents run on something like Follow Up Boss, Lofty or kvCORE. We’ll connect leads to yours where we can.

How soon do campaigns go live?

Usually within two weeks of the first call. The first month is mostly learning what your market responds to, and the console shows you that as it happens.

Who is this not for?

Agents who want leads without answering them. A lead that waits until tomorrow is usually someone else’s client by then.
