Meta and Google treat real estate ads as a special category, and Texas adds rules of its own. We build every campaign and page inside them from the start.

Straight terms.

Things brokers ask first.

What does it cost?

Two parts. Your ad budget, which you pay straight to Google and Meta, and our flat management fee, which we quote on the first call. There’s no referral fee when a lead closes.

Can you target by zip code or neighborhood?

Not in housing ads. Meta and Google don’t allow zip code, age or gender targeting for real estate, and Meta sets a 15-mile minimum radius. We target by radius and by what people are searching for, and let the pages do the neighborhood work.

Do recruiting ads have rules too?

Yes. Meta treats them as employment ads, with the same limits on who you can target. We write them to that rule from the start.

Will this work for a team inside another brokerage?

Yes. The ads and pages carry your sponsoring broker’s name, as TREC requires, and the leads route to your team.

Do we have to change our CRM?

Usually not. Most brokerages run on something like Follow Up Boss, kvCORE or Lofty. We connect lead routing to yours where we can.

How soon do campaigns go live?

Usually within two weeks of the first call. The first month is mostly learning what your market responds to, and the console shows you that as it happens.

Who is this not for?

Brokerages that want leads without a plan to answer them. We can build the routing. We can’t make an agent pick up the phone.
